The Problem

The contractor who inspects your property also bids on the work. The insurance adjuster has a budget. The remediation firm has an incentive to scope conservatively. The homeowner is alone in the middle of it.

We accept no fees from contractors. We do not bid on the work, sell remediation, or take a position in any party performing it. We are paid by the homeowner. We represent only the homeowner.

Mold & Water Intrusion

Independent moisture mapping, IEP-grade testing, and remediation oversight. The most common reason we are called. Hidden contamination behind walls, beneath flooring, inside HVAC — identified and managed independently of the contractor proposing the fix.

Asbestos & Legacy Materials

Pre-1985 estates and mid-century renovations. Survey review, abatement oversight, and clearance verification. Floor tiles, pipe insulation, ceiling textures, roofing — invisible to the untrained eye, legally significant when disturbed.

Lead-Based Paint

Pre-1978 properties with families in residence. Risk assessment, contractor protocol review, and independent clearance. Dust from paint disturbance is the primary exposure pathway, particularly for children. We verify safe re-occupancy before you return.

Fire & Smoke Residue

Post-wildfire response, soot and char contamination, insurance-grade documentation, and rebuild coordination. The visible damage is only part of the story. Smoke penetrates soft materials, HVAC systems, wall cavities, and insulation in ways that require independent documentation.

Indoor Air Quality & VOCs

Persistent symptoms with no obvious cause. Testing coordination, source identification, and remediation strategy. When occupants improve when away from the property, indoor air quality is often the undiagnosed cause.

What disclosure missed and what it will cost. Environmental review before acquisition of high-value residential property. Not a home inspection — a targeted environmental assessment before you sign.

On-site oversight through remediation. Progress documented, decisions coordinated. Independent post-remediation verification before sign-off.
